I have known George Tallabas for a couple of decades now, having first met in the Planning & Zoning office I worked at while in Caldwell. I was impressed by his inquisitive nature (many Realtors I had met where unfriendly or unconcerned), and the thoroughness in which he investigated his property listings. Years later after a divorce I was ready to try house hunting alone. I contacted George who quizzed me about my priorities, interests, budget, possible locations, and overall the items I knew I could not live without in a home.

The first few days were spent on viewing many homes which had some of my requests but were not “the one” for me. He patiently went through many MLS listings again and came up with two beautiful homes in south Nampa. The first one seamed fine but when I hesitated George suggested we move on to the other listing. He was right! – the second home that day was the deal for me! It had multiple windows and beautiful lighting, spacious, a gorgeous master and walk-in closet, alone with many other features I considered my priorities in a home.

As I exclaimed that this was the home for me George was very prompt to take on the next steps and walk me through the process. It was seamless and he answered all my questions as we moved on to closing where he was present. I have appreciated him ever since and although I moved out of state I sold my home to my son.

Last year, 2017 when a second home we were familiar with through a friend became available my friend George was my first call. He was immediately willing to write an offer (on a weekend on a property in Cascade that was not even his market area). It took only four days to hear back that the offer my new husband and I made was accepted! Timing was only because of the McCall Realtor. George once again assisted through the process and was present for closing in Cascade. We also asked him for the name of an agent in Vancouver, WA to which he immediately responded.

George is extremely professional, patient, reachable, on time with answers, holds a pleasant attitude, very strong work ethic, and his goal is client satisfaction to ensure the buyer ends up with the right home or seller is treated well. My husband and I have now purchased 3 times with George’s assistance and I am more than satisfied. He is the professional Realtor that everyone deserves (few exist). I wish the real estate profession had more George Tallabas's

In talking to a long-distance friend I mentioned my desire to buy a home in Idaho. He immediately referred me to George Tallabas in the Boise area and within a day I was talking to George regarding possibilities, wish list and potential travel dates to begin scouting houses in McCall Idaho.

I had a sense of what I wanted but was open to other possibilities, so we went from bare land to houses with a little land, to land with smaller houses and everything in between.

George’s ability to understand my confusion was always greeted with a smile and more options for me to look at. After 3 months of constant emails, multiple out of state visits, getting lost with poor agent MLS directions to some of the areas and many lattes…I narrowed the search down to two houses, both at opposite side of the price point and remodeling needs.

The commission differential was large, yet George never tried to convince me to buy the higher priced house. His comment was always the same “I just want you to be happy”….WOW!!!

George’s ability to research information and to answer all my questions gave me such a comfort. Out of state buyers need to be aware of the new rules to avoid surprises. I surely would have made a lot of mistakes without George’s guidance. He is extremely professional, on time with answers, reachable, and his only goal is to match the buyer with thier dream home.

Commercial Property Sold!

My family owned a large commercial building in Caldwell and we were extremely frustrated. I represented my family and I had listed the property with 3 different real estate agents over a period of 5 years and not only did I never have any showings but there was no communication from any of the agents at all during the listing periods.

Out of frustration I called George Tallabas in October of 2015 and asked if he would work with me to sell this building for the family. He was very friendly and informative and assured me he could help me. I listed the property with George for the very same price I had always asked for it.

George called me weekly to keep me informed on the progress and offered an option for financing that no other agent had ever offered. About 45 days after I listed the building with George I had a full price offer with amazing terms that George had arranged and we successfully closed the sale a few weeks later.

Our only dissapointment is that I did not call George earlier. I wasted 5 years with agents that talked big but did nothing. I highly recommend George Tallabas for all of your real estate needs and I can assure you he is a man of his word and will do what he says he will do.

My husband and I are first time home buyers so we’re very new to all of this. We had two previous lenders that dropped the ball on us leaving us frustrated and with a lower credit score having been pulled twice.

I emailed George Tallabas late at night after seeing a page on his website for first time home buyers and he responded to my email right away even though it was 9 something pm. A few min after we got off the phone George had a lender contact me that was in my area and helped me to complete the application that next day. She got us pre-approved in a few hours and the day after that, I had a realtor call me that George lined me up with since George did not work the area we wanted to buy in. George has been awesome! The realtor thought George must be an old friend or something with how good of care he was providing us and making sure we were taken care of.

So far this is the easiest this process has been, I truly appreciate the great customer service and would highly recommend George Tallabas!

The quality of the work was excellent.

My 94 year-old mother recently chose George to represent her during the sale of her home of 57 years. Our family was fortunate to have been referred to George as he did an outstanding job in all aspects of the sale. His knowledge of the market and the potential buyer pool enabled us to establish a realistic listing price that quickly led to a full price offer from a well qualified buyer. The sale closed less than thirty days from listing, thus avoiding what we had anticipated would be a long drawn out sales cycle through the winter months.

Also very important to us, George recognized that this was a traumatic change for my mom, and he was very gentle and respectful to her at all times. He always took time to be certain she understood the sales process and the meaning of any documents she was asked to sign. For example, when he presented the buyer’s offer and my mom balked at signing, George immediately backed off and assured her that she could “sleep on it” without jeopardizing the offer. I imagine some agents would have pressured her to sign right away so they could lock down the deal, but George gave her the time she needed to understand and be comfortable with the terms of the offer.

Because my mom’s house was over 70 years old, we knew there were things that needed repair or renewal to make the house attractive to buyers. George gave us excellent advise on what repairs to complete before we listed the house, as well as what things would not be a factor to prospective buyers. This advise saved my mom a considerable amount of money, as she had assumed she would have to repaint the entire house, purchase new draperies for the living room, and replace the kitchen linoleum. George felt that none of those changes were necessary given the actual condition of the house.

The repairs George felt were necessary prior to listing the house included foundation concrete repair and painting, painting basement window casings, painting one bathroom, and replacing a small area of flooring near the back door. George provided us with referrals to several handyman services. All of his referrals were very accommodating to our schedule, and within a week we had the necessary work completed and were ready to list the house.

Later, when the buyers’ formal home inspection identified several issues, we again relied on George’s handyman referrals. Within a week’s time we had the garage re-shingled, smoke and CO detectors installed in all bedrooms, some plumbing issues corrected, some electrical issues resolved, and some basement windows that were stuck closed had been addressed.

In all instances, the vendors George referred to us were able to complete the work in a very timely manner, and the quality of the work was excellent.

Through George’s contacts, we also obtained the services of an estate sale planner who prepared and conducted an on-site estate sale. That sale allowed my mom to dispose of the possessions she no longer needed since she was downsizing her living space, including her automobile.

Should I or any of my family ever need realtor representation in the Treasure Valley, we would not consider anyone other than George to be our agent.

Not all realtors are the same, and some will work harder for you than others. We had George help us list and sell our home in Boise, and then bought a new house out in Marsing. He was great, did all the things that a good realtor should, but one thing that really set him apart and made me glad that we went with him is the fact that he showed up to both of the closing appointments. He’s a busy guy and is constantly working with people and helping others, no matter what time or day it is, but he made sure to be there for both closings just in case. My dad always said that if you find a realtor that shows up to the closing, then you found a great realtor. In my experience that couldn’t be truer, and George is a great realtor.

I started working with George Tallabas in 1991 to purchase and resell “flip” residential homes. It didn’t take long for me to discover that whatever George told me I could take to the bank. As of the writing of this testimonial I have now purchased and sold 87 homes using George exclusively and I have told everyone that George is the best Idaho real estate agent there is.  I have gone out of the country before and I signed over blank power of attorneys to George. I did this in case anything ever happened to me and also in case George found a property he knows I would be interested in he could buy it for me. I simply trust George this much and I have no doubt he has always had my best interest at heart.
